Great Chattanooga Shots

Posted in General Info, Just for Fun by Karen Rhodes on May 13th, 2007

BnaBreaker over at SkyscraperPage Forum started a photo thread with some really good shots of Downtown Chattanooga, the Hunter Museum and the North Shore area including Coolidge Park.  Great job, Bna!  And yes, Chattanooga is often under rated!

My Top 5 Types of Residential Home Architecture

Posted in General Info, General Real Estate Info by Karen Rhodes on May 9th, 2007

There have been many different styles of home construction over the years.  Some I like, some I don’t.  I thought I would give you a list of my top 5 styles.  In no particular order:
Victorian Victorian

True Victorian homes haven’t been built since the early 1900’s but you can still find design styles from the Victorians today.  Curved towers and spindled porches are a couple of their features we still see today in construction.
Queen Anne Queen Anne

Somewhat similar to the Victorian homes the Queen Anne is a bit more ornamental.  What I love about them is the siding.  It reminds me of a gingerbread house.  This sculpted siding is making a huge comeback today.  The Queen Anne homes have lots of porches, balconies, chimneys and gables.
Craftsman  Craftsman

The craftsman was popular at the beginning of the 1900’s.  We have tons of them in Chattanooga.  Craftsman homes have overhanging eaves, gable roofs and wide porches with columns.  Little ornamentation.  Very simple in design and function.
French Provincial  French Provincial

Brick exteriors, steep hip roofs, arched insets for doors and french windows can be found in the more formal French Provincial homes.  We have seen a lot of these built in the Chattanooga area over the last several years.  I think they will always be a popular choice of architecture.
Creole  Creole

Anyone that has ever been to the French Quarter in New Orleans knows a Creole home.  Porches across the front of the home, full length balconies on the second and third floors along with full length windows all the way across each level allow for breezes to cool the homes in the hot, humid, southern summers.  The beautiful wrought iron railings just makes this home "pop" for me.

What do you think?  What style do you like?  The ranch of the Brady Bunch?  Or maybe you prefer a contemporary home?  Colonial, Federal, split level?  I would love to hear your thoughts.

And You Think Your Street is Steep

Posted in Just for Fun by Karen Rhodes on May 7th, 2007

When I first saw this photo I thought it must be photo shopped.  But it’s not!

Balwin St

It’s a street in Dunedin New Zealand named Baldwin St.  It’s in the Guinness Book of Records as the steepest street in the world with a 35% grade.  The photo above was taken with the camera slanted to make the street appear level.  This photo was taken showing the actual grade of the street

I’m out of breath just thinking about walking up it!

All the details and some other photos are on Wikipedia.

April Residential Chattanooga MLS Stats

Posted in Chattanooga MLS Stats by Karen Rhodes on May 2nd, 2007

What happened to the improvement I was hoping for?  Unfortunately, it didn’t happen.  The number of sales in April was down substantially (17%) from March and inventory continues to increase each month.  We are now sitting with an inventory supply of over 9 months on residental homes in the Chattanooga MLS.  Sellers are plentiful and buyers are scarce.
