$15M Home in Hamilton County Available

Posted in General Real Estate Info by Karen Rhodes on February 14th, 2007

What will 15 million buy you in Chattanooga?  How about 10,000 furnished square feet on almost 11 acres with a 2,200 square foot guest house?

I have driven clients past it many times because you can see it from a distance and people always ask about it.  I had never seen the inside or the pool area before though.  The view is breathtaking!  I wish I could post the photos of it but it’s not my listing and in fact is a FSBO but, take my word for it, it’s nice.

Anyway, that’s what 15 million will get you here

Foreclosures Climb in January

Posted in General Real Estate Info by Karen Rhodes on February 12th, 2007

RealtyTrac has released it’s market report on January foreclosures.  The report shows 130,511 properties nationwide entered some stage of foreclosure during the month, a increase of 19 percent from the previous and an increase of 25 percent from January 2006.  That’s 1 in every 886 households.  Believe it or not, I think some holders of mortgages actually held off over the holidays.   There were large decreases in December and huge increases in January.

Tennessee had the 12th highest rate in the nation.  There were 3,096 new foreclosures started in the state during January.  One in every 792 households.  An increase of 8.56% over December but a decrease of 15.62% from January 2006.

The 10 highest were:

10  New Jersey
  9  Illinois
  8  Florida
  7  Ohio
  6  Texas
  5  Arizona
  4  Colorado
  3  Georgia
  2  Michigan
  1  Nevada

Getting ugly out here.

Where Will the Students Come From?

Posted in General Info by Karen Rhodes on February 6th, 2007

I have seen a couple of different proposals for the rezoning of the schools to accomodate the 3 news schools being built.  The one causing the most concern is, of course, Signal Mountain.

Currently the high school students on Signal Mtn who attend Hamilton County public school come down off the mountain to Red Bank and some even attend Soddy Daisy.  When the new school opens next year I don’t see how all the high schools on this side of the river will not be affected.  The shuffling of students is going to be almost as bad as it was when the city and county combined systems.  Some Red Bank students will be going to Signal Mountain which will mean students will be taken from other schools to even things out.  The fact that we are still in limbo about who will go where is making it a little difficult for buyers to chose an area where they want to live.

Today I read an article in the Chattanoogan discussing where the students will come from.

"I can’t tell you how many times I have been asked if any kids who live down in the valley will be allowed to go to school there, or is is only for kids on the mountain."

I predict that Signal Mountain (the Hamilton County part) will not be able to fill this school.  There is no way all the other schools will not be affected and yes, there will be students from Sequatchie and Marion Counties who cross the county line to attend Signal Mountain.
